Collect observations—not conclusions
Describe what you saw, when it occurred and where it appeared. Let the inspection test the likely causes.
- Photos of interior symptoms
- Dates and weather conditions
- Prior repair documents when available
Prepare access safely
Let the contractor know about gates, pets, attic access, parking limitations and any areas that should receive extra protection.
- Clear safe interior access if requested
- Point out fragile landscaping or surfaces
- Never climb onto the roof to prepare
Ask for a complete written scope
The proposal should identify the work, material or system, property protection, cleanup, exclusions and warranty terms that actually apply.
- What is included and excluded?
- How are hidden deck conditions handled?
- Which warranties will be written into the agreement?
