Masonry, stucco, flashing and leak repair

Chimney Repair.
Trace the water.

A chimney leak can involve the crown, cap, masonry, stucco, flashing, counterflashing or nearby roofing. The repair should follow the actual water path. Modern Home accepts projects throughout every listed New Jersey service county.

When to call

Visible symptoms that deserve a connected inspection.

The same stain can have more than one possible source. Looking at the exterior chimney and the surrounding roofline together reduces guesswork.

What a clear scope includes

Specific to the system.
Clear before work.

01

Exterior condition review

Visible masonry, stucco, crown, cap and roof-transition conditions are examined together.

02

Roof-to-chimney review

Flashing, counterflashing and nearby roofing are considered as part of the water path.

03

Focused repair scope

The estimate separates masonry, finish, metal and roofing items so the proposed repair is understandable.

04

Finished-detail review

Completed visible repairs and water-shedding transitions are checked before the work area is cleared.

How the visit works

One clear step
at a time.

  1. 01

    Start with the symptom

We document where water, cracking or loose material is showing up.

  2. 02

    Follow the exterior path

The chimney surfaces and roof transition are reviewed for connected causes.

  3. 03

    Separate the repair items

Masonry, flashing, crown, cap and roofing items are identified individually in the scope.

  4. 04

    Complete the agreed repair

The selected work is completed and visible transitions are reviewed.

Common questions

Understand the scope
before deciding.

Can chimney flashing cause an interior leak?+

Yes. Step flashing, counterflashing and nearby roofing can allow water entry, but the cap, crown, masonry and exterior finish can also be involved.

Will sealing the brick stop every leak?+

Not necessarily. A coating cannot correct every failed joint, crown, flashing or roof detail. The water path should be evaluated before a treatment is selected.

Do you repair both the chimney and surrounding roof?+

Modern Home works on roofing and chimney exteriors, which allows the transition to be addressed in one coordinated scope when both areas are involved.
